Viet was responsible for the revised Concept Plan and the revised Illustrative Masterplan that indicated 1500 new homes on a site of 35 ha at an average density of 42-43 dph. Viet worked closely with the Civil Engineering team to identify and allocate spaces for the Sustainable Urban Drainage Systems. The Masterplan prioritised the retention and enhancement of mature trees and hedgerows throughout the site, which together with the SuDS dictated developable areas.

In addition to new homes, employment (5.3 ha) and an extensive network of green infrastructure (19 ha), at the heart of the scheme is a new community hub (0.5 ha) including retail, social facilities and a primary school. The green infrastructure also includes enhancement of existing sports pitches, new informal and formal green public open space, a range of accessible childrens’ play spaces and areas of new planting and landscape; and a network of footpaths including existing Public Rights of Way that provide enhanced connectivity.

The proposed development would provide a new and well defined edge to the town, strengthening links to the surrounding countryside for existing and new residents and providing good connections from the new community to the town centre.
