Viet was the masterplanner for a development of up to 500 homes on a site of 21 ha. The scheme responded sensitively to the local constraints. To the north, there is a limit of development to preserve green buffer between Burton and Rolleston on Dove. Surface flood risks were also present accross the site.

The development would be delivered in 3 phases. It would also provide 4.47 ha of Public Open Space, a 318 sqm. Local Centre, and a Care Centre of up to 35 single room unit. The 0.7 ha of Sustainable Drainage System would be integrated with the highway improvement proposed by the in-house Transport team.
